In recent years, the huge demand for apartments in the Principality has prompted the construction of several bold and beautiful new developments. Monaco is the second smallest country in the world, challenging architects to use the available space skilfully in their designs for new apartments. Monaco property-hunters who are prepared to wait will also find opportunities in groundbreaking developments that are underway.
Le Stella
The boldly designed La Stella complex is located in La Condamine district. It was completed in 2018 and comprises two villas and 99 duplex apartments facing Port Hercules, the main harbour.
The lower floors are devoted to retail and office space, as well as a kindergarten. A two-storey car park sits below.
Two blocks, connected by walkways on every second floor, house the new apartments. Monaco and the Mediterranean can be admired from each apartment’s two terraces, which lead from the living and dining areas and the bedrooms above them.
The two villas at the top of La Stella are each equipped with an indoor swimming-pool, a sauna and a cinema. Their outdoor spaces are composed of gardens and patios.
One Monte Carlo
The inauguration of the One Monte Carlo development took place on 22 February 2019 in the presence of H.S.H. Prince Albert II, Princess Charlene and their children. This luxury complex has completely transformed an area neighbouring the famous Place du Casino. Six residential pavilions containing 37 luxury apartments stand on one side of Place du Casino, offering views over the Mediterranean and some of Monaco’s most iconic landmarks. Retail outlets and offices have taken up residence on the lower floors, with conference facilities and an art gallery below ground level.
The apartments are available for long-term rentals and range from two rooms to a six-room triplex with a rooftop terrace and private pool. An ingenious system of retractable curved facades allows residents to transform areas of their apartments into outdoor spaces whenever they wish. A new pedestrian street, lined with boutiques and restaurants, between the Petite Afrique Gardens and the Hôtel de Paris is also part of this development and has been named Promenade Princess Charlene.
Bay House
Bay House is one of the most exciting new developments. This sea-facing modern complex with landscaped areas and undulating facades was completed in 2024. It stretches from Boulevard d’Italie to Avenue Princesse Grace, over a sloping 9,755m² terrain.
Bay House provides the Principality with 49 new private apartments overlooking Boulevard du Larvotto, 150 state-owned housing units and a kindergarten. The lowest part of the building, is the new home of the International School of Monaco.
Public lifts connecting Boulevard Princesse Grace, Boulevard du Larvotto and Boulevard d’Italie, will give residents easy access to the nearby beaches and shops.
Tour 26 Carre d’Or
As its name suggests, Tour 26 Carré d’Or is located in the glamorous Monte Carlo neighbourhood of the same name. It stands near the Hôtel de Paris and overlooks the Place du Casino and the Mediterranean Sea. Completed in 2019, the 20-storey tower comprises luxury apartments, shops, offices and a spa and fitness area - including a 15 metre-long swimming pool reserved for residents.
The nine apartments are distributed from the fourth to the 19th floors. There are four five-room apartments, four 820m² duplexes and a 650m² penthouse on the top four floors with a private swimming pool on the panoramic roof deck. All the apartments except the penthouse are available for rent.
Mareterra
Monaco’s world-famous land extension project Mareterra adds six hectares to the Principality. Completed in 2024, it is home to luxury apartment blocks and villas as well as retail areas. Much thought has gone into making this a pleasant district to live in, with land set aside for a public park and seafront promenade. Mareterra also has its own marina and an underground car park. In keeping with Monaco’s goal to be carbon-neutral by 2050, rain recovery systems, e-bike stations, solar panels and thermal pumps have all been installed in this extraordinary new pedestrian district.
